| How many types of apartments in Bangkok? |

| Generally, there are 3 major types of apartments which are Apartment, Serviced Apartment, and rental condo. |

| Apartments |
| If you were asked to define what an apartment is in the sprawling and heavily populated City of Angels, you would probably be stumped. Unlike in most other places around the world, an ‘apartment’ can mean anything from a single unfurnished room, without a phone or with only a cold-water shower and a toilet down the hall, to huge, luxurious living spaces that are apartments only in the sense they are in a building with other residences. Rents for low-end apartments in the suburbs start at around 1,000 baht a month, while rents for high-end apartments in Central Bangkok near Skytrain or Subway can top 60,000 baht easily. |

| Serviced Apartments |
| Serviced Apartments might be still apartments, but they offer all sorts of extras – all designed to keep tenants feeling at least comfortable and at best downright spoilt! Similar to a hotel in that they provide the same type of services, serviced apartments provide tenants (who currently can stay for just a night if they wish, but may by law need to stay for at least a month soon) with far better value for money. Most importantly, serviced apartments offer ultimate convenience, a crucial consideration for their mostly busy-with-business tenants. Fuses, plumbling, breakages, cleaning, washing and technical issues can all be fixed within minutes, whilte in-house restaurant facilities allow the guests the option of fine dining at home. |

| How do I find and reserve my apartment ? |

| Find your apartment thru our friendly search system – By Location, By Skytrain, By Subway or By Name. When viewing the information for your selected accommodation, you will note the rate schedule at the middle of the page. Once you have chosen a room type, click at green button placed on the same row ( ‘Enquire Now’ will take you to the Enquiry Form). |

| Please supply all necessary required information to complete and submit it. Once you have submitted your reservation or enquiry, you will receive an email indicating that your booking has been received and is currently being processed. |

| When will I pay for my accommodation ? |

The Click4apartment Network is a unique travel website in that although we request your valid credit
card details or your flight details to secure your booking, we do not charge anything to your account. All accommodation charges will be paid directly to your account upon arrival at the apartment. |

What is your long-stay cancellation policy for apartment reservations ?
If you cancel your booking 3 WORKING DAYS or MORE prior to check-in, we will not charge you any fees.
If you cancel your booking LESS THAN 7 WORKING DAYS (not including Sat, Sun & Public Holidays) prior to check-in, a cancellation fee equal to 1 NIGHT'S accommodation cost PLUS a credit card processing fee of 5% .

| If we are not sure we will be staying for the full lease period, what can we do ? |
|
| |
| It would be a very good idea to include what is called a “Diplomatic Clause” allowing you to give 30 or 60 days’ notice to be released from the contract and can recover your security deposit of two/three months rent. If you have to leave Bangkok suddenly this can be invoked but be careful if you try to use this to break a lease because you don’t like the house. It is not difficult for a landlord to find out if you are still in the city. |

| If we have our own furniture, can we find an unfurnished apartment or Condo ? |
|
| |
| A. Most serviced apartments and apartments are already furnished, although sometimes quite basically. Tell your rental agent you want an unfurnished apartment or condo beforehand. This will save you time. Often landlords will move out furniture for you but don’t expect the rent to come down very much if you are using your own furniture |

| Well, We have found where we want to stay. What documentation is required in Thailand to rent an apartment or a house ? |
|
| |
| A. There are two answers to that question depending upon whom will sign the lease. If it is in your own name, i.e. personally, then the documentation will be simpler. If the lease is to be in your company’s name, the lease agreements will be more complicated. |

| If the lease is in your name, it may be either one document of several pages with an inventory of the furniture attached. Sometimes, landlords will split the lease into two agreements 1) rent of the property and 2) the furniture. (This is for tax reasons, so don’t be surprised.) Landlords will prefer this arrangement as they can avoid issuing official receipts. |

| If the lease is to be in the company name, the lease may be lengthier, and may have three separate agreements for 1) rental of property, 2) rental of furniture and c) provision of services such as maintenance, use of common areas and recreation facilities such as the and exercise room. |

| If it is in your company’s name, the company will probably require an official receipt for tax purposes. Your company will be obliged to withhold 5% on the rent and submit this directly to the tax department. The lease agreement should reflect this. |

| Valued added tax (7%) will be applicable on the rental of furniture and on the provision of services’ agreements so keep these in mind as well. Make sure it is clear if the rent includes this or excludes it. |

| Most landlords have standard agreements, which you should read carefully or get the office manager of your company to read. You could use a lawyer but it is rarely necessary. |

| What if we find we do not like the apartment or condo and want to break the lease ? |
|
| |
| A. This is not so easy, as an agreement has been reached. Usually a lease has a clause allowing you the peaceful and undisturbed use of the property. Should construction start up next door or you find there are other conditions which prevent you living peacefully, this clause could be used to break an agreement. |

| The best way might well be to meet your landlord and explain your problems. The landlord might agree to refund all or part of your security deposit if he or she is reasonable and your complaints are valid. |

| What security deposit has to be paid? hat if we find we do not like the apartment or condo and want to break the lease ? |

| A. Usually on a yearly lease you will have to pay a security deposit equivalent to 2 months’ rent. For a shorter lease you might be able to negotiate a smaller deposit. |
